An official moment: the handover of the keys!

You have been waiting for this eagerly and for a long time. Full of enthusiasm, but don’t rush! Your signature determines whether you are still covered or if the guarantees are lifted. Responsibility is transferred to you.

Unfortunately, many pitfalls await you when signing the Provisional Acceptance document, that is, the acceptance report. Are you sufficiently protected during the so-called “omnium guarantee” period? Big words, but are they really applicable? And have you checked this? Just because well-known names appear on the sign does not mean you are well covered—quite the opposite.

With thousands of successful expert assessments, we have become a reference in Belgium for Provisional Acceptances. You won’t find as much expertise anywhere else as with us. That’s why our rates are slightly higher than some competitors who do not always have the necessary skills in case of problems. However, this extra cost is quickly offset. Would you want a law student to defend your case? No, either you do it right, or you don’t do it at all.

We inspect your apartment or house, prepare the file, check the seller and the guarantees, and ensure that sufficient guarantees remain in place after acceptance. We protect you against future inconveniences. We provide you with all the necessary advice and tips and remain available at all times to support you. If you wish, we draft a template letter you can send, or we prepare a report as an expert. We can put you in touch with a lawyer or a bailiff. Even if the process with your seller is difficult, we know the procedures to secure your investment, so that the necessary guarantees are maintained and the final points are quickly resolved.

An investment in our services pays for itself—not only through the inspection, the construction defects we identify, our legal expertise, and our quick actions, but also through the proactive solutions we seek, relieving you of all stress and, if necessary, taking over communication with the seller on your behalf to find the best solution for each problem. Always with the Breyne Law in hand, and always defending YOUR interests to the fullest.

Information available on the official government website:

In summary: The Breyne Law and Provisional Acceptance of construction or renovation works

  • At the time of acceptance, the project owner declares that they accept the construction or renovation without reservation.

  • Acceptance is a key stage: it marks the end of the construction site and certifies that the contractor has fulfilled their obligations.

  • Acceptance takes place in two phases: a Provisional Acceptance (visible defects) and a Final Acceptance (hidden defects). If the Breyne Law applies, this double acceptance is mandatory. It is of public order and cannot be waived (of course, there is a grey area, in which we assist you).
